Sending the Contract, Ordering the Title
The first step to begin the closing process is to send us your fully executed contract. Once we have received it, we will order a title search for your property.
Reviewing the Title, Contacting the Agents
When our department completes the title search, your closing attorney will review to insure you have clear title and will work to clear any issues that are identified. Typical issues that may arise are open deeds of trust, judgments, and unpaid taxes and assessments. Most issues can be resolved quickly and will not delay closing; however, sometimes issues can be more complicated and will require more extensive curative work. During this time, your paralegal will be contacting your agent and the listing agent to obtain all necessary contact information to coordinate the execution of the closing documents.
Ordering Title Insurance, Preparing the Documents
We will obtain a title insurance commitment based on our title review for your closing. The closing documents will be prepared for execution and, if a lender is involved, your loan package will be obtained.
Scheduling the Closing, Executing the Documents
When we have a fully prepared closing package, your closing will be confirmed and the documents executed on the specified closing date.
Recording and Disbursing
